​​​​​What is the market shift I've been hearing about?​

​​​​​​​​

Every so often, the housing market shifts between a Buyer's Market and a Seller's Market. We've been in a Seller's Market since around 2012, but we have been seeing a shift towards a Buyer's Market over the past several months. We've also noticed that some areas and price points have shifted differently than others. We are happy to provide a detail analysis of your specific area upon request, or you may visit the Market Data section of this website for updated general market data. â€‹â€‹

​​​​​Is the home value you give me automatically generated?​

​​​​​​

All home valuations are done manually be researching other similar homes that have recently sold. We've found that only a manual evaluation is accurate because there is too high of an error margin for online automated valuation tools. While we understand the convenience of an automated number is nice, we've also found our customer value accuracy more, even if it takes up to a day to complete. â€‹â€‹â€‹â€‹

How do I schedule an appointment?

​​​​

The easiest way is to call or text me on my cell at 502-500-5952. If I don't answer your call, I'm likely with another client. I'll either get back to you right after I'm done, or you can send a text for the fastest response. While I prefer appointments in person, we can also schedule one by phone if you prefer. Otherwise, we can meet your home, or we can meet somewhere for coffee or lunch if that makes you more comfortable. It's completely up to you. I'm flexible.

Is your home value analysis the same as an appraisal?

​​​​

No. Only a licensed appraiser can perform an appraisal. What I perform is called a Comparable Market Analysis (CMA). It's a process that involves examining recent sales of homes that are comparable to yours in many ways, comparing and contrasting the similarities and differences, adjusting value for those differences, considering current market trends and sales data, and a list of other things in order to determine how your home would be priced in this market. It is a very similar process to an appraisal, but it is not an actual appraisal.

What is included in the report you send me?

​

The report I send you is extremely detailed, and it includes: 

​​

  • Details of recent sales in your neighborhood

  • Details of recent sales of homes near your neighborhood that are comparable to your home in a number of ways

  • Interior and exterior photos of those comparable sales

  • Recent market and sales data for county and your specific area of town

  • Home preparation and staging tips

  • Current trends

  • Estimated value for your home (a more exact value can be determined upon viewing the interior and exterior of your home in person)

What if I believe the home value you give me is inaccurate?

​​​​

We do occasionally run into a situation where a homeowner feels the value of their home is different from the number we provide. That is why it is important that we have accurate information in the beginning. That's why we may contact you prior to completing our report to ensure accurate results. If you still feel like the value is incorrect, we invite you to schedule a time to meet in person so we can present you with all the data we uncovered and allow you to see first-hand how our calculations were made. In the end, the price at which you list your home is your decision. We will make recommendations based off extensive experience, but it is your home and your decision.​​

Do you work with both Buyers and Sellers?

​​​​

Yes, I do. I've worked with buyers and sellers in Jefferson, Oldham, Henry, Trimble, Carroll, Shelby, Franklin, Spencer, Bullitt, Nelson, and Meade counties in Kentucky, plus Floyd, Clark, Scott, and Harrison counties in Indiana. Yes, I am licensed in both states. I've also sold properties ranging from just $15,000 all the way up to $1.4 million, including single-family homes, multi-family homes, condos, patio homes, townhouses, tenant-occupied homes, new construction, vacant land, distressed homes, foreclosures, and I have worked with situations like relocations and divorces. With over a decade of experience, there is not much I haven't dealt with in my career.

​What do you do with my contact information?

​​​​

I don't believe in spamming. It's a waste of time and yours. My time is not best served emailing and calling people that don't want to talk to me. I do believe you should keep yourself informed, though. The emails and communications I send are very "every now and then" and it is always information that is useful. You would want to know if there were ways you could save money on your home, tips for protecting yourself from major repair bills, or strategies for getting the most value from your home. These are the types of things I like to pass along to my clients. That's worth an email every now and then if it puts money back into your pocket, isn't it? If you still don't want to hear about those things, I will simply send you the home value report I promised you, and you can contact me when you are ready. Your information is never shared without your permission, and you can opt out anytime you want.​​​​​​
